At the outset of the project the site had extant planning permission for major office and apart-hotel development, with conditions requiring a bio-diesel CHP system, proposed to comply with L.B Islington Energy Efficiency requirements. eb7 provided client advice to revise the M&E solution to Gas based CHP, supplemented by Photovoltaic panels, delivering costs savings and development practicality. SBEM and SAP calculations run in partnership with the project M&E consultant demonstrated deliverability as well as compliance with associated planning conditions.
Having established the above principles, the client was able to begin developing their proposals for a new head-quarters including full VRF heating and cooling. eb7 supported these new designs with full dynamic modelling and, through discussions with L.B Islington, developed a practical sustainability strategy that could provide air conditioning as well as meet CO2 targets, wihtou the need for an impractical CHP installation.
