The Office Group – a serviced office provider – were seeking to refurbish an 8-storey former educational building (D1) and apply for a change-of-use to office (B1).  Planning related sustainability and energy performance conditions threatened to render the project unviable.  eb7 negotiated a variation to the Local Plan’s sustainability policies, reducing the BREEAM requirements from Excellent to Very Good, on the basis of viability.

Using the Energy Performance Ratio methodology (as defined in BREEAM Non-domestic Refurbishment), as opposed to the generally accepted Energy Hierarchy, eb7 were able to demonstrate compliance with the London Plan and Local Plan within the energy statement.  The project was granted full planning permission in Autumn 2015.
